Top 12 Things To Do (TTD) to Position Yourself as the Go To Agent.

1) TTD:  Use an Email signature.
Do It:  Start using an Email Signature. It is FREE and fairly easy to do.
Notes:  Besides your contact information, invite readers to your Website. Invite them to specific areas of interest on your Website, not necessarily your home page link. Even if your Website isn't quite ready for prime time, use your Email signature to remind readers what you can do for them.

2) TTD:  Showcase more than one listing on your Website at the same time.
Do It:  Use your Website to showcase all your listings.
Notes:  Use your Website as your custom showroom gallery. Show your listing prospects how their home gets more than a simple MLS search page. Use your real estate showroom in your listing interviews. Help your prospect visualize what you can do for them.

3) TTD:  Display and Promote a Sold Gallery.
Do It:  Set up a Sold Gallery to display your experience to get the job done.
Notes:  Your Sold Gallery is a form of your online resume. Use it to grab the attention of visitors that are shopping for an agent. Used correctly, a Sold Gallery can also improve your search engine results

4) TTD:  Display and Promote a Testimonial Gallery.
Do It:  Set up a Testimonial gallery to reinforce your credibility.
Notes:  Although visitors may be skeptical about what other people have to say about you, what others say about you still carries more weight than anything you can say about yourself.

5) TTD:  Optimize your online pictures.
Do It:  Start Optimizing your pictures to ensure they get downloaded and noticed.
Notes:  If a picture is worth a 1000 words, what does a bad picture say? Big pictures with big file sizes that take too long to load or overly compressed pictures that look like a drivers license photo is not going to compel home buyers or sellers to do business with you.

6) TTD:  Use the Attention grabbing power of Headlines.
Do It:  You need to use Headlines to push hot-buttons and keep visitors interested.
Notes:  With Headlines you can give your prospects a virtual tour of the home as if you were leading them through the house. As they view each picture you can announce the room or benefit. With multiple Headlines you can push multiple hot-buttons.

7) TTD:  Use value-enhancing Descriptions per picture.
Do It:  Start using individual descriptions per picture to help buyers see what's in the pictures.
Notes:  Your descriptions should help buyers see themselves… in the room, enjoying the view, or feeling the pride of ownership. Be sure to keep a Description Journal to use as a reference for future listings. (Writing great a description isn't that hard if you have a journal to copy & paste from.)

8) TTD:  Provide Area Information per listing.
Do It:  Provide as much specific area information as you can for each of your listings and let the buyer know they found the mother-load.
Notes:  The more useful information you can provide, the less likely a buyer will need to click away from your Website. You want your Website and your listings to be as "sticky" as possible.

9) TTD:  Use short-addresses / Use direct-access.
Do It:  Use direct-access addresses that are as short as possible.
Notes:  Don't put unnecessary obstacles between buyers and what they want on your Website. If a buyer wants to see a particular listing, get it in front of them as soon as you can. Your home selling clients will appreciate it too.

10) TTD:  Give high-end & other special home sellers VIP treatment on your Website.
Do It:  Offer home sellers VIP status on your Website if they do business with you.
Notes:  VIP status on your Website not only gets the attention of home buyers but it also shows home sellers how your WBM plan makes their home more appealing to more buyers.

11) TTD:  Apply SEO to each of your listings.
Do It:  Add Search Engine Optimization to each of your listings
Notes:  To follow the most commonly recommended advice of the leading SEO experts, at a minimum, add Title, Keyword, and Description meta-tags to each listing. Also, as you describe and write headlines for your pictures, use as many SEO keywords as you grammatically can.

12) TTD:  Make your Website project trustworthy leadership and offer desirable results.
Do It:  Review and update your Web-Based Marketing resume and turn your current Website into a "What's in it for me (the client)" Website.
Notes:  To project leadership and position you as the most qualified agent to represent a home seller, at a minimum, use your new WBM resume and update your "About Me" page and remember to present it as a "What's in it for me (the client)" page.
