If you're trying to sell your home in today's market...
Dear Home Seller,
To appeal to and grab the attention of the largest amount of buyers, today your home should be advertised and marketed like this: re-411.com/4290 Let me tell you why.
Did you know that 80% of today's home buyers use the Internet during the home buying process? That means 8 out of 10 people interested in buying your home can be influenced by the way you home appears online.
And in today's buyers market where there are more homes on the market than there are buyers, this means some homes will go unsold (there's just simply not enough buyers).
The best way to be the home that gets sold is to make sure your home presents the best value. This means you want to present curb-appeal, clean up and stage the interior as best you can and keep it looking good throughout the time your home is on the market.
If you hire an experienced agent he or she will recommend that you do certain things to improve the curb-appeal (i.e. hire a landscaper or do it yourself) and make the interior as pristine as possible (i.e. hire a professional cleaning service or do it yourself) and make you home as appealing as possible (i.e. hire a professional home stager or do it yourself and place your clutter in off-site storage).
All of these things among others are great recommendations however they only work once you get a buyer physically in front of your home.
Maintaining curb-appeal for the entire length of time you home is on the market cost you money, and keeping your home "tour-ready" takes a lot of time and effort on your part and paying a cleaning service can cost you even more, depending on how long your home stays on the market.
These things are important but there is a missing link. You need to get buyers to want to visit your home before they can appreciate the curb-appeal and interior features and benefits.
That's why I bring up the fact that 80% of today's home buyers use the Internet during the buying process and you should take advantage of that. In other words, your home obviously needs curb-appeal. It also needs interior-appeal. But to get as many buyers as possible to your curb, your home should also have Web-appeal.
Web-appeal is where you can justify or increase your asking price with minimal or zero cost to you. With 8 out of 10 buyers interested in your home using the Internet, you or your agent should not ignore them. The more buyers you can attract, the more competitive offers you can get.
There are some very simple and specific common-sense things you can do to make your home more appealing and desirable.
